This project is a $7.0 million school project, funded by the Arizona School Facilities Board. It consists of a 60,000 square foot K-12 school, a 5,000 square foot vocational and technical trades building, and full site improvements. As Construction Manager at Risk (CM/R), we were selected through a qualification-based selection process. We were involved through the design process in reviewing the documents for constructability, clarity, cost, and value. As the drawings neared completion, we provided a Guaranteed Maximum Price, which was accepted by the District and the ASFB. We then divided the project into trades, established the scopes of work, wrote the Bid Forms for each trade, and solicited bids through a public bidding process. The entire construction period, from the date of receipt of bids through the Certificate of Occupancy and Certificate of Substantial Completion, was exactly seven months. The CM/R process allowed the Owner more flexibility to make changes during construction, reduced the total cost, and allowed for a much shorter design and construction period. The new rules allowed for a dynamic team-based decision-making process, and eliminated the friction and competing agendas that are inherent in the traditional construction relationships. The project was a great success by any measure. It is the first ASFB Replacement School to be completed, and sets the standard for all ASFB projects statewide.
